Christchurch’s property market is being driven by motivated first-home buyers.

First-home buyers remain one of the most active groups in the Christchurch property market, with many well-prepared purchasers acting decisively when the right property becomes available, says licensee salesperson Liane Bean.

Nationally, first-home buyers remain the largest purchaser group in New Zealand’s housing market. According to Cotality (formerly CoreLogic), they accounted for around 28% of all residential property purchases in late 2025/early 2026 – the highest share on record. Lower interest rates, improved housing choice and reduced competition from investors have created favourable conditions for many buyers entering the market.

“With buyers comfortable purchasing through both auctions and deadline sale campaigns, sellers who present their homes well are finding genuine interest from this growing market segment,” Liane says.

Market newbies
Across Christchurch, first-home buyers continue to purchase in a wide range of suburbs. Affordable locations such as Linwood, New Brighton and Woolston remain popular, while established suburbs including Riccarton, Papanui, Halswell, Belfast, Redwood and Parklands continue to attract strong interest from buyers looking for family homes, good amenities and long-term value.

Liane says that today’s first-home buyers are also purchasing with a long-term mindset. Rather than simply seeking the cheapest available properties, many are targeting quality standalone homes in established neighbourhoods that offer future growth potential. “Nationally, the typical purchase price for first-home buyers is now around the $700,000 to $720,000 mark, reflecting both improved borrowing capacity and buyers’ willingness to invest in homes that meet their long-term needs.”

Steady as she goes
The latest REINZ data shows Christchurch’s housing market continues to demonstrate steady and resilient performance despite wider economic uncertainty. The city’s median sale price sits at $720,000, representing annual growth of around 4.1%, while properties are taking an average of 37 days to sell.
