Where nature shapes the neighbourhood

Print this story

From organic farmland to a distinctive residential neighbourhood, Bushland Park near Westmorland, at the foot of the Port Hills, reflects nearly five decades of one man’s connection to the land.

In 1979, Swiss-trained architectural designer and builder Ernst Frei purchased land in Christchurch’s south-west at the entrance to Hoon Hay Valley. His plans centred on organic farming, beginning decades of planting, cultivation and care. Having planted thousands of trees, Ernst was reluctant to see the landscape cleared for conventional development. Rather than leave its future in someone else’s hands, he decided to shape it himself.

Today, Bushland Park brings together contemporary homes and mature bushland, neighbouring the Te Kuru wetlands and their walking and cycling trails.

Ernst’s architectural background has also shaped his approach to the homes themselves, with an emphasis on building performance, energy efficiency and comfortable, healthy living environments.

For Bayleys real estate agent Ammy Singh, whose background includes environmental engineering and building science, the appeal lies in the bigger picture.

“What strikes me isn’t just the houses, but the entire ecosystem – the landscape, the architecture and the attention given to how the homes perform.”

Architecture and design
Warm timber cladding and restrained architectural forms reflect a design philosophy that considers not only how a home looks, but how it feels and performs.

The next chapter
Five further residential sites offer opportunities for thoughtfully designed homes, while longer-term possibilities remain under exploration.

Among the existing residences, the stunning house at 1 Kahika Lane combines architecture informed by Passive House principles, modelled thermal performance, solar generation and battery storage.

Now on the market, 1 Kahika Lane goes to auction on 19 November, presenting an opportunity to become part of Bushland Park. What began as a commitment to the land is now shaping how future generations might live upon it.

Indoor-outdoor connection
Natural light, generous glazing and an easy connection to the garden create inviting living spaces, while careful attention to the building envelope supports comfort through the changing seasons.
