Is it worth paying for a LIM or building report?
When the costs of buying are adding up, it can be tempting to skip them. But they can uncover things you might otherwise never know about. A LIM provides important information held by the council, while a building report can identify issues that aren’t obvious at an open home. A little due diligence now could save a much bigger headache later.
How do you go unconditional?
If your offer is conditional, there are still requirements to satisfy – perhaps finance, a LIM or building report. Once you’re happy those conditions have been met, your lawyer confirms them and the agreement becomes unconditional. From there, you’re committed to completing the purchase, which is why getting the right advice beforehand matters.
What happens on settlement day?
This is the exciting bit. Your lawyer works behind the scenes with your bank and the seller’s lawyer to transfer the funds and complete the change of ownership.
Settlement can happen at any point in the working day, so be prepared to receive the keys when everything is complete. As soon as settlement is confirmed, the real estate agent can release the keys – and it’s officially yours.
