Maximising the end result: Kathryn Picton-Warlow



Buying or selling property? Now is a great time to do either or even both.

 

With strong demand for properties all around New Zealand, and no signs of it slowing, buyers and sellers need to be at the forefront of real estate activity, or they will miss out.

That’s the advice from experienced realtor Kathryn Picton-Warlow, whose specialist skills include both marketing and sales. Kathryn has built-up an intimate understanding of Christchurch City and Canterbury lifestyle property and says now is absolutely a great time to buy and sell.

“If I was a buyer, I wouldn’t want to be caught out of the market as we don’t know if, or when, it’s going to slow down. I’m currently working with buyers who have missed out on five to six properties.

“Every month that they’re out of the market could potentially be costing them $20,000,” she explains.

With seven to 10 potential parties currently interested in each property for sale, she adds that it is also an ideal time to sell.

“Rateable values (RVs) are becoming irrelevant in this market and quite often we’re seeing clients who have been bank-imposed with the banks being three months behind current values.

“This is proving quite problematic for buyers. I would certainly be looking at selling this side of Christmas as interest rates are likely to rise, however with the amount of people moving back from abroad and into Canterbury, I can’t see these prices slowing down in the foreseeable future. There’s such a shortage of stock.”

Kathryn’s real estate tips:

Investment property

“If you’re looking to buy an investment property, make sure you buy something that meets the Healthy Homes standards.
“Try to buy as modern a property as you can in the best location as this will give you better returns.
“I’d also recommend looking at some of the outside regions – there’s value to be had in some regional towns currently due to the lack of housing.
“Also, research what your potential capital gain could be in the right location.”

Selling property

“Photography is extremely important so use an experienced property photographer.
“Choose an agent who will market the property correctly and who has the ability to create competition and trust.
“Presentation catches people’s initial attention and leaves a lasting impression. At open homes, a house should instantly appear uncluttered, smelling fresh and clean as there is a short time for buyers to form an opinion.
“If this process is followed, this will ultimately maximise the end result.”
