Foresight and strategic planning are attributes that are imperative for any business in 2022.

And for anyone taking on a new build, knowing that the company you’re working with can be relied on for sticking to the budget and timeline, is a top priority.

Cordial Homes saw the writing on the wall, anticipating supply disruption in the construction sector, and started planning for it early in the Covid-19 pandemic.

Company directors Hardik Patel and Jason Williams anticipated inconsistencies in timber availability by switching to steel framing, which Hardik says has no supply issues. “And we were the first company using full steel frame for three and four storey houses, including cantilever balconies in Christchurch and Queenstown.”

He says they have reliable sources for all structural materials, foundation materials and cladding. “It is sourced from Australia and New Zealand. We can get most external joinery and framing onsite with two to four weeks’ notice, many other companies are waiting six months.”

Consistency is there from the start, with Hardik being the first point of contact for clients and he’ll be with you every step of the way.

He is the company’s engineer and project manager and will start by sitting down with clients to work on their existing ideas or plans or start completely from scratch.

Then he will go into the intricate details of costing, ensuring clients are fully informed on what their home will cost. If a client wants to know how much something like central heating, or changes in plan will add to the budget, he can tell them straight away.

“I can tell a customer the areas where they can save money, the things that they might be able to do without and the areas that they can accentuate, like the best way to make the most of views.”

Aiming for as few surprises as possible, clients get an accurate time-line for when the build will be completed. “And because of the various disruptions over the past two years, we’re informing our customers right from the start that there could be delays which are outside of our control.”

Jason Williams has over 20 years experience as a Licensed Building Practitioner and looks after onsite management, overseeing the 100 builds that they have on the go in 2022, using five teams of builders, which includes their own staff and contractors.
