New data shows that an extra bedroom and bathroom can add $500,000 to the price of your home.

In the ever-competitive New Zealand housing market, size still matters, and the numbers prove it.

Fresh data from realestate.co.nz shows that extra bedrooms and bathrooms can dramatically increase a home’s asking price, with some upgrades adding as much as half a million dollars in value.

In 2025, the national average asking price for a two-bedroom home sat at $640,794. Add a third bedroom, and that figure jumped 31.7 per cent to $844,009. But the real leap came with a fourth bedroom, pushing the average asking price up 44.1 per cent to $1,216,635. For many buyers, that extra space is worth paying for.
“More room continues to be a key driver of property value,” says spokesperson Vanessa Williams. “Kiwis are attracted to space, whether it’s for a growing family, working from home, or future-proofing an investment.”

Yet it’s not just bedrooms that count. The data reveals the real sweet spot lies in the bedroom-and-bathroom combination.

A three-bedroom, two-bathroom home had an average asking price of $987,609 in 2025. Add a third bathroom and the average surged nearly 40 per cent to $1,376,229, a difference of $388,620.

The impact is even more pronounced in larger homes. A four-bedroom, two-bathroom property averaged $1,173,682, but with a third bathroom, that figure climbed 44 per cent to $1,690,982, more than half a million dollars higher.

Bathrooms, it seems, are powerful price drivers across every home size.

Still, Vanessa cautions homeowners against rushing into renovations without careful planning. Poor layouts or sacrificing living space to squeeze in another room can undermine potential gains. The key, she says, is balancing liveability with market appeal and knowing exactly who you’re renovating for.
