Saved from flooding: Priority Projects


The basement of this historic building, on a prime location in the city, was flooding badly.

Home to an upmarket clothing store, a popular restaurant, and a local development company, this much-loved structure needed a solution, fast.

Priority Projects was the obvious go-to company, and using forensic skill determined that the flooding at 176 Oxford Terrace was caused by several different leak points, and failing elements.

“Once we established that water was getting in from all over the place,” says Project Manager Jason Turner, “we designed a multi-faceted repair strategy, and timeline for completion. The basement is now completely dry and functional.”

He says the team cleared and refurbished the street drainage, filled the wall and floor cracks by injecting Epoxy Waterstop, and created a new cove over the floor and wall joining point. Two coats of Vandex then went over the floor and the walls. The old boiler was removed, and a new externally mounted boiler was installed, minimising the need for exterior venting through the basement walls.

“Electrical rewiring was also needed,” says Jason, “and we installed temporary cool storage for the restaurant, and ensured easy access around the building for the businesses and their clients.
We completed the entire project with the businesses operating throughout. It’s been hugely satisfying for the team.”
