An exciting new build: Boutique Architecture


The sturdiness of schist and expanses of glass work together to find a perfect balance of solidity and lightness in this Tai Tapu home designed in the pavilion style.

The secure look of the exterior stone feature walls are matched with an interior designed to be bright and airy where it matters. Behind its masculine, resolute, exterior lies an open and vibrant interior world.

An open floor plan was selected for the main pavilion. Here, the elongated gable structure features a taller ceiling than the bedroom wings. Sliding doors in the main living tuck away seamlessly allowing the new home owners to capture views of the hillside whether they’re lounging poolside, or having their morning coffee.

“The strategy of a thin building footprint allows for cross ventilation and natural light to help the house breathe,” says Alan Mayne, director of Boutique Architecture. Stone was selected as a prominent material, and has been used to anchor the building and connect the house to its open four-hectare site, creating a union between house and rugged farm environment.

They say the kitchen is the heart of the home and this house could not be more en pointe. The kitchen acts as the main link between the second lounge and primary living, whilst also being just a few steps away from the gallery-like entrance. The second lounge has three panel sliding doors that open to the kitchen.

This allows the three living areas to combine to create greater volume, or sealed for more intimate space.

The covered louvred outside living and dining area is connected to the house through an outdoor fire, creating a visual break between the pool and the house. “We are excited for this project to be out of council planning processes, and can’t wait to see it come to life,” says Alan.
