Christchurch’s restored city centre and the opening of One New Zealand Stadium is bringing the buzz back to urban life. How much does it cost to live in the CBD? And how does this compare to past decades?

1976:
Christchurch tended to sit near the national average in 1976, you could buy a house for $18k-$28k ($180k-$280k today).

1986
Inflation pushed prices up, putting the cost of a central home up to $45k-$70k ($150-$240k today).

1996
House prices remained fairly stable and Christchurch was one of the most affordable main centres in the country. Housing costs were $120k-$160k ($230k-$310k today).

2006
The early 2000s saw a rapid price acceleration between 2002 and 2007, putting house prices up to $300k-$380k ($500k-$650k today). Prices doubled in the previous decade, marking the start of the modern housing crisis.

2026
House prices are now significantly higher than historical norms in relation to income, averaging $650k-$800k.
