1. Harakeke Halswell
A 16 hectare development delivering 252 homes across five stages. Located between Halswell, Aidanfield, Addington and Cashmere, with Halswell Quarry and the Halswell commercial area nearby, developer Fletcher Living describes it as a 21-hectare “thoughtfully masterplanned” community in Halswell. The first off-plan home sales are scheduled for spring 2026, with settlements expected from autumn 2027.
2. Grassmere, Papanui
Some 528 properties may be built on the fringe of Cranford Basin in Papanui, through the government’s fast-track bill. Covers a 17-hectare site at 45, 57, 59, 63, and 69 Grassmere Street, near Northlands Mall.
3. Johnswood, Belfast
About 45 hectares for the development of 252 residential lots, a local commercial area, school and a future retirement village site.
4. Belfast Subdivision
Another major new Belfast project, this area is semi-rural and just 9km from the CBD, 16 hectares are being developed into 252 residential lots. Access to schools, shops, recreation and Christchurch’s northern transport network.
5. Oakbridge, Marshland
About 450 sections ranging from about 300m2 to 818m. A ninth release with sections available now, with titles anticipated in February and April 2027. Gives access to Northlands, Bottle Lake Forest and the motorway network.
6. Meadowlands, Halswell
A large multi-stage subdivision with stage six now on sale. Access from Sparks Road, includes Banbury Park Retirement Village.
7. Highsted at Berryfields, Casebrook
A continuing development, the original subdivision is now established, but new sections and extensions are being added.
8. The Fields, Halswell
Located on Halswell Junction Road and released in six stages over 2021 to 2026, The Fields has 160 lots ranging from about 280m2 to 580m2 stage five, the final stage, is now under construction.
9. Harakeke Estates, Redwood
A 22-section boutique residential subdivision, with a number of sites overlooking or near the Styx River and associated reserve/walking environment.
10. Willowbank, Harewood/Marshland
A proposal to rezone about 18.5 hectares behind Willowbank to build 230 houses. Has attracted opposition because of its proximity to Willowbank Wildlife Reserve, over concerns about construction, noise, lighting, waterways and domestic predators.
