Auction vs deadline sale: Team Sheppard – Ray White

What’s the best way to sell your home? In today’s tight real estate market, understanding the pros and cons of auction versus deadline sale is key.

Marijke and Amy Sheppard, the mother-daughter real estate duo from Ray White Rangiora, have a clear preference. “We’re finding that deadline sale offers are often conditional, such as buyers needing to sell their own home first,” says Marijke, who brings over a decade of real estate experience. “Unfortunately, many of these contracts fall over.”

While both methods have their place, Marijke leans towards auctions. “If there’s more than one interested party, an auction can spark competitive bidding. Plus, you’re dealing with cash and an unconditional buyer on auction day, which gives you the best chance of securing a premium price in a reasonable time frame,” she says.

“No method can guarantee success, but you’re in a stronger position with an unconditional sale on auction day than with a conditional offer under a deadline sale.”
Team Sheppard are proven auction experts, which is reflected in Ray White Rangiora being ranked among the top three Ray White offices in Canterbury for auction listings.
